I have had a great experience working with Evernest, and in particular David Soles, for the management of my rental property in Boulder CO over the last number of years.Not only do they take care... of the routine stuff like rent collection, lease-renewal, dealing with issues of maintenance and wear and tear etc. without any drama and always with good communication and back up documentation (and in my experience partnering with local contractors that do good work at reasonable rates), but recently they have gone above and beyond to help co-ordinate the mitigation, cleanup and reconstruction of my condo following water damage due to a failed sprinkler head.Being out of town and reluctant to travel from home at the moment, Mr. Soles really stepped up to assist with the local management of a stressful (for me!) situation - working both with me and the tenant to make sure everything was being dealt with. After co-coordinating the water mitigation folks he introduced me to local contractors and coordinated a number of rebuild estimates allowing me to pick one based on cost and a track-record of work with Evernest (the work was completed well, on time as promised and within the insurance budget).When times are normal and good a property management company can seem invisible, just charging the nominal monthly fee for collecting rent and dealing with any tenant issues - and for me thats good value for money. However, the real test I believe is how they handle something outside the normal, and this recent property problem have shown me that Evernest seem just as interested in putting in the effort and helping me through difficult situations as they are handling the mundane month to month stuff.And for that I am thankful and happy to give them this five-star review.read more

We've had the opportunity of renting a beautiful property in a great neighborhood from Summit Property Management. Over the course of our time in the property, we've had a few maintenance related... mishaps but Summit was always on top of each issue quickly after I would reach out. We own a one bedroom condo in downtown Franklin, TN. After our daughter graduated from college we needed to find a responsible renter. I asked a good friend how she went about renting her condo. She... immediately said that she loved Summit Property Management and that she worked closely with Cory Wilms. So we called Cory Wilms and set up an appointment to meet with him. We were impressed with his knowledge of the area and the properties surrounding it. He also helped us to get our property ready to rent but didn't suggest any unnecessary improvements. So we listed our property with Summit Property Management and Cory Wilms and never looked back. Cory Wilms, Ronnie Wilms, and Matt Wilms are a great team. What type of properties do you manage?

We manage single-family houses (including condos and townhomes) as well as multi-unit up to 50 unit complexes.

How much is the security deposit that you charge the tenant?

One month’s rent

What type of reports do I get and how often?

Each month on the 2nd Friday you will receive an Owner’s Statement with a detailed description of any rent collected as well as maintenance performed on your home. Attached to that report will be a copy of all the invoices for maintenance performed on the property. You will also receive a month-end statement.

How is rent collection handled?

At Evernest, we believe the best method for collecting rent is slow and steady pressure throughout the month as opposed to frantic and harsh pressure if rent becomes late. Not only do our tenants get friendly reminders that rent is due, but we also have weekly collections meetings where we discuss each tenant individually and decide the next step on a case by case basis. This has proven to be an efficient manner of handling rents and is validated in our 95%+ collection rate on tenants that we place.

Do I get to see the lease or sign it?

If you would like to see the lease, we can provide you with a copy. The tenant signs a lease with Evernest as your Agent.

Can you put the money directly into my account?

Yes, we make ACH payments directly into owner accounts. We disperse to owners on the second Friday of the month and again on the last day of the month.

How soon can you start managing my property?

We can begin managing your property as soon as you sign a management agreement and hand over the keys. Almost immediately we will schedule a walkthrough by one of our experienced property managers and make sure everything is ready for this property to be rented.

How long of a lease do you sign?

An Evernest lease is a 1-year lease.

Do you sell real estate too?

If you become a client as a result of an agent referral, we will refer you back to that agent. We also have staff that specifically focus on the selling of real estate should the need arise.

Are you licensed?

Yes, we are licensed by the State of Georgia to manage rental property. And we also ONLY allow licensed and insured maintenance staff and vendors to work on our rental houses.

However, we saw the need in the market for a professional single-family property manager and decided to offer our services to others that had a high expectation of property management staff and a need for transparency and detailed accounting systems. Renting your home is a function of the amount of traffic driven to see your home. Simply put, it’s a numbers game! At Evernest, we take renting your home serious and harness the power of both digital and guerrilla marketing tactics to get your house noticed, applications filled out and tenants placed. We’ve found that it takes a certain number of showings and not a certain amount of time to lease your home. That is why our goal is to drive traffic to your home. Our current marketing efforts for our rental homes drive over 21,000 unique visitors to our website each month. This marketing traffic is what produces showings, which produces applications, which produces a well-qualified tenant for your rental property.
