The first thing you should look at is their credit score.
For some reason, a lot of landlords and property managers don’t look at credit score.
This baffles me because credit score is one of the primary indicators of how likely someone is to pay their bills on time.
When you get a credit report you can see what bills they have paid late and how late they paid them. These are important signs to look at involving a tenant.
The second thing you want to look at is if they have left any outstanding balances to previous landlords.
You can sometimes see this on a credit report. Another way to find out is by calling past landlords found on their application. Let them know who are and ask them about any remaining payments required.
Even if it is as little as a hundred dollars, that is a red flag in our book.
We don’t want someone to move out of your house and leave owing you money.
The last thing you definitely want to check is criminal history.
What we look for here is whether or not they pose a threat to your home or the community at large.
Check the criminal history to see if there is anything in their background that indicates they are a threat.
