Hey everyone! Spencer Sutton here with Evernest. I wanted to answer another question we frequently receive from our owners. Today’s question is going to be focused on our Nashville Property Management Pricing and what we charge for property management services.

The first package that I’m going to talk about is our Gold Package. It has all of our standard property management features.
About 80% of the time that somebody brings a household over to us, it’s vacant.
The first thing that we need to do is come in and take a look at the house.
We perform a full walkthrough and hand you a report that is going to say, “The house is rent-ready,” or “It’s not rent-ready.”
If it is not ready then we will give you a list of things that need to be taken care of.
Once the house is rent ready, we are going to aggressively market your house and get as many prospective tenants in to see it. From there we will get applications filled out and find a well-qualified tenant.
We do all the screening in-house, here at gkhouses.
Once we find you a great tenant and place them in the home, then you will see your very first fee.
Up until this point, we have done all of this work, walked your house, marketed the property, screened through applications and filled the property. All without any upfront fees.
As a matter of fact, our Nashville pricing has a 100% happiness guarantee so you can cancel at any time, and there is no penalty at all.
The very first fee that you’re going to see in this Gold Package is called a leasing fee.
It’s a one-time fee for placing a brand-new tenant and it is equal to 50% of the first month’s rent.
Once we place them, we are going to collect their security deposit and the leasing fee. We typically just take it out of the tenant’s first-month rent.
For example, if we rent your house for $1,500, then we are going to take $750 of their initial rent and keep that as a leasing fee.
Then from that point forward with the Gold Package, we’re going to charge $109 per month. It’s just a flat fee.
As I mentioned earlier, it is all of our standard services. We collect rent, communicate with the tenant, handle any word orders that come in, etc.
If they call and say, “Hey, there’s a leak in the sink and water is running all over the kitchen,” then we dispatch one of our plumbers to take care of that.
We electronically disburse funds into owner’s bank account on the second Friday of every month. We also give owner two statement per month.
So, all of these things are part of our standard services that we provide you at $109 a month. The cost does not matter how much you rent your house for, except the leasing fee being 50% of the first month’s rent.
The second package in our Nashville pricing is called the Platinum Package and it has everything in it.
It comes with optional services that I’ll describe in just a little bit, but the biggest feature of Platinum, is that it has guaranteed rent.
What that means is, let’s say, that we rented your house for $1,500 per month.
We placed a great tenant in the property, but life happened and they lost their job. If they cannot pay rent, we would still pay you the same amount every single month as we have from the very beginning.
And so, we are going to continue to pay you regardless if the tenant pays us the rent each month.
Also, if we have to evict the tenant for some reason, we would pay for the entire eviction process ourselves.
Then also we are going to, once we have possession of your house, continue to pay you for an additional three months, or until we get a new tenant and place them in that house.
Platinum is a big deal because it has that guaranteed rent. It also has optional services included in it.
One of the optional services is quarterly inspections. We go out to your house once a quarter and change air filters, check batteries, smoke detectors, and take pictures of the house. We do this to send you a report of how the house looks, and send pictures of anything that may need attention.
Then we also have a service included in the Platinum and its preventative maintenance for your heating and air system.
The goal is we come out there once in the spring and once in the fall to make sure that everything is working properly. We chose these times to make sure everything is going smoothly before the heat of the summer and cold of the winter comes along.
The goal of this is to prevent an emergency call or service for your heating and air system.
In Platinum, there is no leasing fee. You don’t pay anything to get a tenant in your home.
The management fee starts at $219 a month. So, it’s a good bit more than the Gold Package, but it comes with all these additional features and it does not have a leasing fee.
Although the fee depends on how much you are renting your house for. As your rent increases, then the management fee goes up. There is not an exact percentage and our Nashville Pricing Page has more of it broken down for you.
We have Gold. We have Platinum. And then, lastly, we have a plan if you’re an investor and would like a percentage based plan.
We’re offering you the same features that are in the Gold, but the pricing is 8% of rent collected.
The leasing fee is going to stay at 50% and then it’s just 8% per month.
We have some investors want a flat fee rate, and we make sure they know they can do whatever is best for them.
We give that option to be on a percentage base because you may want options.
